Buyers sense that they've been on the sidelines long enough," says &lt;br /&gt;&lt;br /&gt;Ned Monell, a real estate professional with Sotheby’s International Realty in Palm Beach, Fla. Palm Beach posted a nearly 40 percent annual increase and a 54 percent increase in homes under contract. &lt;br /&gt;&lt;br /&gt;The following is a sampling of vacation-home communities that saw an increase last year (percentage is the increase in home sales from 2009 to 2010): &lt;br /&gt;&lt;br /&gt;▪ Barnstable County, Cape Cod, Mass.: 9 percent&lt;br /&gt;▪ Hilton Head, S.C.: 13.6 percent&lt;br /&gt;▪ Mercer Island, Wash. The state championship is a two person team event for students in grades 9-12. Registration for high school anglers and their “coach,” who will provide the boat they compete in, is now open online at HighSchoolFishing.org or by calling 580.765.9031. Check-in starts at 4:00pm on Fri., March 25 at the Gignilliat Community Center, with a mandatory rules briefing to follow at 6pm. We highly encourage all teams to pre-register online or by phone in well in advance of the event to avoid any late registration fees. All SAF members and state championship participants automatically qualify to fish the largest event in high school fishing, the 2011 High School Fishing World Finals, July 20-23 in Russellville, Ark., to compete for thousands in college scholarships and prizes. Duke Energy considers full pond 100 feet but they try to maintain the lake levels at 99 feet elevation for purposes of flood control.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;These numbers can be a little confusing. Duke uses a 100 foot scale to measure the levels. Actually Lake Keowee at full pond is 800 feet elevation which would mean that they maintain the lake at 799 feet elevation. I am sure you get the idea.&lt;br /&gt;&lt;br /&gt;&lt;span style="color:#cc0000;"&gt;The Lake Level as of today are below:&lt;/span&gt;&lt;br /&gt;&lt;a href="http://www.duke-energy.com/lakes/levels/lake-jocassee.asp?lake=lake-jocassee"&gt;&lt;span style="color:#cc0000;"&gt;Lake Jocassee&lt;/span&gt;&lt;/a&gt;&lt;span style="color:#cc0000;"&gt; 99.4&lt;/span&gt;&lt;br /&gt;&lt;a href="http://www.duke-energy.com/lakes/levels/lake-keowee.asp?lake=lake-keowee"&gt;&lt;span style="color:#cc0000;"&gt;Lake Keowee&lt;/span&gt;&lt;/a&gt;&lt;span style="color:#cc0000;"&gt; 99.1&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;In the history of the lake Duke released water downstream to Lake Hartwell only once that I recall and did not generate power. Then the lake level was 100.5 feet. (800 feet 6" Elevation)&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Anyway.... they are full and beautiful! I hope this will assist in answering some of your questions!&lt;br /&gt;&lt;br /&gt;&lt;div align="left"&gt;Until next time!&lt;br /&gt;&lt;br /&gt;Perry Rogers ABR, CRS, GRI, EPro&lt;/div&gt;Broker State of South Carolina&lt;br /&gt;&lt;div align="left"&gt;&lt;br /&gt;&lt;span style="font-size:180%;"&gt;&lt;strong&gt;Frequently Asked Questions&lt;br /&gt;NEW Homebuyer Tax Credit Changes&lt;/strong&gt;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Question:&lt;/strong&gt; Existing homeowner credit: Must the new house cost more than the old house?&lt;br /&gt;&lt;strong&gt;Answer:&lt;/strong&gt; No. Thus, for example, individuals who move from a high cost area to a lower cost area who meet all eligibility requirements will qualify for the $6500 credit.&lt;/div&gt;&lt;br /&gt;&lt;strong&gt;Question:&lt;/strong&gt; I am an existing homeowner. On October 25, 2009, I signed a contract to purchase a&lt;br /&gt;new home. I have lived in my current home for more than 5 consecutive years and&lt;br /&gt;am within the new income limits. I will go to settlement on November 20. If President Obama has signed the bill by the time I go to settlement, will I qualify for the new $6500 tax credit?&lt;br /&gt;&lt;strong&gt;Answer:&lt;/strong&gt; Yes. The existing homeowner credit goes into effect for purchases after the date of enactment (when the bill is signed). There is no reference to the date of contract for the new credit. The provision looks solely to the date of purchase, which is generally the date of settlement.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Question:&lt;/strong&gt; I am a firsttime homebuyer but was not within the prior income limits at the time I&lt;br /&gt;entered into my contract to purchase on October 30, 2009. I will be covered, however, by the new income limits. If the new rules have been signed into law by the time I go to settlement, will I be eligible for a credit?&lt;br /&gt;&lt;strong&gt;Answer:&lt;/strong&gt; Yes. The new income limitations go into effect as soon as the President has signed the bill.  The income limit and other eligibility rules will look to your status as of the date of purchase, which is the settlement date. So if the new rules have been signed when you go to settlement, you should be eligible for the credit (or a portion of the credit if you're within the phaseout range).&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Question:&lt;/strong&gt; I am an eligible existing homeowner. I have a fair amount of equity in my home. I&lt;br /&gt;have found a home with a nonnegotiable price of $825,000. Will I be able to use any of the $6500 tax credit?&lt;br /&gt;&lt;strong&gt;Answer:&lt;/strong&gt; No. The $800,000 cap on the cost of the purchased home is firm at $800,000. Any amount above $800,000 makes the home ineligible for any portion of the credit. The $800,000 is an absolute ceiling.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Question:&lt;/strong&gt; I owned my home for 10 years, but sold it two years ago year and have been renting&lt;br /&gt;since. If I purchase a home, will I be eligible for the $6500 tax credit if I meet all the other eligibility tests?&lt;br /&gt;&lt;strong&gt;Answer:&lt;/strong&gt; Yes. Because you lived in the home for more than 5 consecutive years of the previous 8, you will qualify for the $6500 credit. For example, Say John and his wife bought a home in 2000 and lived there until 2008 when he got a divorce. Whether John has been renting or bought in the interim, he WOULD INDEED be eligible for the credit because he owned a home and occupied it as his principal residence for 5 consecutive years out of the last 8 years. The&lt;br /&gt;keyword here is "consecutive." As long as he lived in that house for 5 years straight what he&lt;br /&gt;did since 3 years doesn't impact eligibility.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Question:&lt;/strong&gt; I am an eligible firsttime homebuyer. I entered into a contract to purchase on&lt;br /&gt;November 1, 2009. Do I have to go to closing before December 1? How does the&lt;br /&gt;extension date affect me?&lt;br /&gt;&lt;strong&gt;Answer:&lt;/strong&gt; You do not have to close before December 1. Once the legislation has been signed, it will be as if the Nov 30 date had never existed. 12:00 a.m. EST&lt;br /&gt;&lt;a href="http://www.upstatetoday.com/"&gt;http://www.upstatetoday.com&lt;/a&gt;&lt;br /&gt;Daily Journal Messenger&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;&lt;span style="font-size:130%;"&gt;Outdoor Life magazine ranks the top towns for hunters and anglers to live in its June/July 2009 issue, and Seneca has made the list at #47.&lt;/span&gt;&lt;/strong&gt;&lt;br /&gt;&lt;strong&gt;&lt;span style="font-size:130%;"&gt;&lt;br /&gt;&lt;/span&gt;&lt;/strong&gt;The magazine used extensive data to score 200 towns on available sporting opportunities and quality-of-life for its second annual ranking.&lt;br /&gt;“Outdoorsmen want world-class hunting and fishing, but like everyone else, they also want to have a high quality of life,” says Todd Smith, editor-in-chief of Outdoor Life. “The towns on this list offer the best of the outdoors as well as decent homes and schools and good-paying jobs. Towns were ranked based on more than 20 criteria, with Outdoor-related factors given slightly heavier emphasis in computing the results than Quality-of-Life factors.&lt;br /&gt;Outdoor factors considered included gun-friendliness of each town’s state, huntable and fishable species nearby, the town’s proximity to public hunting land and fishable waters, and the potential for taking a trophy-caliber game animal or fish nearby.&lt;br /&gt;Quality-of-Life factors considered included population growth since 2000, median household income, median home value, cost of living, unemployment rate, mean commute time and &lt;a class="kLink" oncontextmenu="return false;" id="KonaLink3" onmouseover="adlinkMouseOver(event,this,3);" style="POSITION: static; TEXT-DECORATION: underline! important" onclick="adlinkMouseClick(event,this,3);" onmouseout="adlinkMouseOut(event,this,3);" href="http://www.upstatetoday.com/news/2009/jun/09/seneca-makes-outdoor-lifes-top-200-towns-hunting-f/#" target="_top"&gt;amenities&lt;/a&gt; (schools, hospitals). Iron Rangers were rolled in to coincide with the county’s fee changes at the parks.&lt;br /&gt;The daily parking fee schedule is $2 per vehicle and $5 for a vehicle with trailer, recreational vehicle or bus.&lt;br /&gt;A more economical option for frequent park users is a $25 annual pass available only to Oconee residents. Seniors 62 and up, the permanently disabled and veterans pay $15 for the annual passes, which are available at each park office.&lt;br /&gt;County Council touched a nerve with the public last spring when it introduced parking fees of $2 per person per visit. I am a real estate broker in upstate South Carolina and sell real estate on Lake Keowee, Lake Jocassee, Lake Whitewater, Lake Cherokee, Lake Cheohee and other mountain lakes in the Oconee County, South Carolina area! It has been my privilege to assist more clients than I can remember locate their dream property for retirement or a second home over the past thirty one years!&lt;br /&gt;&lt;br /&gt;Having been in the business that long, I have lived through the days of the 1982 and 1983 interest rates of 17% Plus, the bank failures of the late 1980's, 911 and the invasion of Iraq. It seems the real estate industry always recovers. Usually sooner than later. The reason? Baby boomers are not a very patient group. I know this personally because I am the epitome of a baby boomer. Most boomers want it now, ready and available to use immediately. So with that said I am sure that most of the boomers that are out there that were wanting a second home or lake property are about tired of waiting.&lt;br /&gt;&lt;br /&gt;I saw this happen with 911. As soon as 911 happened the real estate business came to a halt.... but in the Spring of the following year the boomers and others decided life would go on and came to our area in droves to buy lake property.&lt;br /&gt;&lt;br /&gt;I am sure that is just a matter of time that they again will come! Besides....
